Can First-Time Buyers Afford a Home in Brenham?

The short answer is yes. First-time homebuyers can afford a home in Brenham, Texas, and many do it with far less cash than they expect. With a median home price in Washington County around $298,000, a typical down payment of 3 to 5 percent works out to about $9,000 to $15,000. And with the right loan program or down payment assistance, you may be able to buy with nothing down at all.

Down Payment Assistance Programs in Texas

Texas offers more than 75 down payment assistance programs statewide, and several of them are available to buyers in Washington County. The most widely used programs come from two state agencies: the Texas Department of Housing and Community Affairs (TDHCA) and the Texas State Affordable Housing Corporation (TSAHC). These programs can provide between 3 and 5 percent of the loan amount toward your down payment and closing costs, often as a forgivable grant or a deferred second mortgage at zero percent interest.

My First Texas Home (TDHCA)

This program offers up to 5 percent of the loan amount in down payment and closing cost assistance. It comes as a deferred, forgivable second mortgage at zero percent interest, with a 30-year term. You must be a first-time buyer (meaning you have not owned a home in the past three years), and your household income must fall within limits based on 80 percent of the area median income. For Washington County in 2026, the limits are approximately $55,800 for a one-person household and $79,700 for a four-person household. A minimum credit score of 620 is required.

My Choice Texas Home (TDHCA)

This program is similar to My First Texas Home but does not require you to be a first-time buyer. It is available to any eligible buyer meeting the income and purchase price limits. That makes it a good option if you have owned a home before but are not a current homeowner.

Home Sweet Texas (TSAHC)

TSAHC's Home Sweet Texas program provides up to 5 percent down payment assistance as either a grant (no repayment required) or a deferred forgivable second lien. It is open to both first-time and repeat buyers who meet income limits (up to 115 percent of area median family income) and purchase price limits. For Washington County in 2026, the income limit for a one- or two-person household is approximately $116,840, which covers a wide range of buyers. A minimum credit score of 620 is typical.

Homes for Texas Heroes (TSAHC)

This program is specifically for qualifying public service workers: teachers, firefighters, EMS personnel, police officers, and corrections officers. It provides up to 5 percent down payment assistance as a grant or deferred loan, with no first-time buyer requirement. If you or your spouse works in one of these professions, this program is worth exploring.

Mortgage Credit Certificate

In addition to down payment assistance, many Texas programs allow you to combine them with a Mortgage Credit Certificate (MCC). An MCC gives you a federal tax credit worth up to $2,000 per year for the life of your loan. That is real money back on your taxes every year you own the home, which can make a meaningful difference in your monthly budget.

Low Down Payment Loan Options

Even without a state assistance program, several loan types allow you to buy a home with a small down payment. Which one is right for you depends on your credit, your military service, and the type of property you are buying.

FHA Loans

FHA loans require as little as 3.5 percent down and are available to buyers with credit scores as low as 580. They are a popular choice for first-time buyers because the requirements are more flexible than conventional loans. The trade-off is that FHA loans require mortgage insurance for the life of the loan unless you put at least 10 percent down. FHA loans can be used on most types of homes, and they can be stacked with down payment assistance programs from TDHCA or TSAHC.

VA Loans

If you are a veteran, active-duty service member, or qualifying surviving spouse, a VA loan offers zero down payment and no private mortgage insurance. There is no loan limit for borrowers with full entitlement, and the credit requirements are typically more flexible than conventional loans. For veterans in Washington County, VA loans can be used on a wide range of properties, including new construction and rural acreage.
