How much do you charge?
Commission is always negotiable. I will explain my compensation structure before you sign any agreement so there are no surprises. The goal is to make sure the value I provide clearly outweighs the cost, whether you are buying or selling.
How is a buyer's agent compensated?
Buyer-agent compensation is negotiable and may be paid by the buyer, offered by the seller, included through a negotiated seller concession, or structured another way in the contract. Before providing services that require a written buyer representation agreement, I explain how compensation works and what obligations, if any, the buyer may have.
Do I have to pay the other agent?
Not automatically. Each brokerage represents its own client, and compensation is negotiated separately. A seller may agree to contribute toward a buyer's transaction expenses, including buyer-agent compensation, but that is a negotiable term and is not required in every transaction.
Will you reduce your fee?
I am always willing to discuss my compensation and make sure it works for your situation. The value I provide — from pricing strategy and market knowledge to negotiation and problem-solving — is designed to more than offset the cost of representation.
Do I have to sign a representation agreement?
Texas now requires written buyer representation agreements before an agent can perform certain services. I will explain the terms, duration, and scope of the agreement so you are fully informed before signing.
How much home can I afford?
This depends on your income, debts, credit score, down payment, and the current interest rate. A lender can provide a pre-approval letter that tells you your price range. I work with trusted local lenders who can walk you through the numbers clearly.
Can I buy with little or no down payment?
Yes. VA loans offer zero down payment for eligible veterans and service members. USDA loans also allow zero down in eligible rural areas — and many properties in Washington County qualify. FHA loans require as little as 3.5% down.
Should I sell before I buy?
This depends on your financial situation and the current market. I will help you understand your options — including bridge financing, contingent offers, and renting — so you can make the decision that works best for your timeline and budget.
What repairs should I make before listing?
Not every repair is worth the investment. I will walk through your home, identify the improvements that will have the biggest impact on your sale price and buyer appeal, and recommend which ones to skip. Fresh paint, clean carpets, and curb appeal improvements are typically high-value, low-cost.
How long will it take to sell?

Does the builder pay my agent?
Many builders offer buyer-agent compensation, but the amount and conditions vary. Buyers should confirm representation and compensation before first visiting, registering with, or contacting the builder's sales office.
Can you represent me when buying new construction?
Yes. The builder's on-site sales representative works for the builder, not for you. Having your own REALTOR® ensures someone is looking out for your interests during negotiations, upgrades, and contract review. Compensation is negotiable, and I will explain how it works before you visit the builder.
