New
Construction
New construction offers modern design, energy efficiency, and the ability to customize your home from the ground up. But buying from a builder is different from buying an existing home — and having your own REALTOR® makes a real difference.
Should I Use the Builder's Sales Rep or Hire My Own REALTOR®?
The builder's on-site sales representative is a professional — but they work for the builder. Their job is to represent the builder's interests, sell the builder's homes, and protect the builder's bottom line.
Having your own REALTOR® means you have someone whose only obligation is to you. I will review the contract, help you understand upgrade pricing, identify potential issues, negotiate on your behalf, and make sure you are making informed decisions at every stage.
Many builders offer buyer-agent compensation, but the amount and conditions vary. Be sure to confirm representation and compensation before you first visit the builder's sales office.
What I Bring to a New Construction Purchase
Contract Review
I review every page of the builder's purchase agreement so you understand what you are committing to, including cancellation rights, warranty terms, and completion timelines.
Upgrade Analysis
Builders make significant margins on upgrades. I will help you evaluate which options are worth the price and which ones you can add later for less.
Inspection Coordination
Even new homes need inspections. I will help you schedule independent inspections at key stages of construction to catch issues before they become expensive problems.
Negotiation
There is usually more than one way to negotiate with a builder — price, upgrades, closing costs, or timeline. I know which levers to pull.
Advantages of New Construction
Modern Energy Efficiency
New homes are built to current energy codes with modern insulation, windows, and HVAC systems — often meaning lower utility bills.
Customization
Choose your floor plan, finishes, fixtures, and layout options to create a home that fits your lifestyle from day one.
Builder Warranty
Most new homes come with a builder's warranty covering structural components, mechanical systems, and materials for one to ten years.
No Immediate Repairs
Everything is new — no worn roof, aging HVAC, or outdated plumbing to worry about in the first years of ownership.
Modern Design
Open floor plans, larger kitchens, and design elements that reflect how people actually live today.
Smart Home Technology
Many new homes come pre-wired or pre-installed with smart home features — thermostats, security, lighting, and more.
Inside the Builder's
Playbook
I spent two years as a Community Sales Representative for America's largest home builder. I sat across the table from buyers every day, explained contracts, presented upgrade packages, and managed the process from deposit to delivery.
That experience gave me an inside understanding of how builders operate — their pricing strategies, their contract terms, their upgrade margins, and their negotiation tactics. Now I use that knowledge to benefit my buyers.
