How Much Is My
Brenham Home Worth?

One of the most common questions I hear from homeowners in Brenham and Washington County is: "What is my home worth?" It is a fair question, and the answer is more nuanced than a single number on a screen. Online valuation tools can give you a starting point, but they cannot see your kitchen renovation, your new roof, or the way your neighborhood has changed over the past year.

Comparable Sales

The most reliable indicator of your home's value is what similar homes in your area have recently sold for. I pull data from the MLS on recent sales within a reasonable radius of your property, filtering for homes with similar square footage, bedroom and bathroom counts, lot size, age, and condition.

In the Brenham market, comparable sales can vary significantly even within the same neighborhood. A home on two acres will not compare directly to one on a quarter acre, even if the houses themselves are similar. Context matters.

Location and Lot

Location is one factor you cannot change. Homes in established Brenham neighborhoods close to schools, shopping, and downtown tend to command different prices than rural properties five miles outside of town. Acreage, road frontage, views, and proximity to utilities all affect value — especially for properties on the outskirts or in unincorporated Washington County.
